FEES, DISBURSEMENTS & TIMESCALES
We are accredited as part of the Law Society’s Conveyancing Quality Scheme (CQS). The scheme is designed to improve transparency of transactions, raise service levels and provide better communication and a more efficient process.
Fees
Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England.
Our fees are based on a sliding scale determined by a number of factors including the value of the property and whether the property is freehold or leasehold or registered land or unregistered land and any other factors unique to that property or area.
The conveyancing process includes:

Obtaining the Contract documentation from the sellers solicitors;

Submitting the pre-exchange searches;

Investigating title and raising enquiries;

Agreeing the terms of the Contract;

Advising you in respect of your mortgage offer (if applicable);

Dealing with your lender’s requirements;

Preparing a legal report;
-
Proceeding to exchange of Contracts and subsequent completion of your purchase;

Preparing and submitting to HM Revenue and Customs the appropriate SDLT return;

Registering your purchase and the mortgage (if applicable) with the Lane Registry;

Providing you with a copy of the Land Registry Title documents and any indemnity insurance documents;

Forwarding to you any guarantees or other documents relating to the property
If anything outside the agreed scope of work arises this will be discussed with you and a fee agreed for undertaking the extra work required.
We pride ourselves on being a high street practice offering a personal and individual service.
Usually the legal fees to act for you in your residential freehold purchase will fall within the range of £975 plus VAT for a simple transaction with a property valued at £200,000 and under through to £1,225 plus VAT for a property valued in the range of over £200,000 to £500,000. If the property you are purchasing is valued over £500,000 an individual quote will be provided.
If the property you are selling is leasehold or unregistered then an additional fee of £250 plus VAT will be applied.

Further fees and disbursements may apply depending on other factors, so we always recommend contacting us for a personal quote to be provided.
New Build Properties
If you are purchasing a new build property, the fees and disbursements will vary as different factors have to be taken into account and we always recommend you contact our New Homes Team for an individual quote.
For example if you are purchasing with the assistance of the Help to Buy Scheme an additional legal fee of £175 plus VAT will be charged plus an additional Land Registry fee of £3 plus VAT.
Stamp Duty
Stamp Duty Land Tax is a tax on land transactions in all of the United Kingdom and is a form of self-assessed transfer tax. This is a personal liability on yourself, we prepare and submit the return on your behalf but do not provide specialist advice.
The Stamp Duty applicable will be included in your personal Quote and depends on the purchase price of your property and other factors. Timescale
We anticipate being able to complete the legal formalities within 8-12 weeks subject to the information provided although this may change as the matter proceeds, particularly if there are other parties on the conveyancing chain.
To enable you to track your purchase and receive updates you will be given an invite to Referring Smart, which can be accessed via your pc or you can download an app for your phone or ipad/tablet.
